Replacing a geyser in Malta: cost and options

Hard water shortens geyser life in Malta to roughly 8–12 years. Here are the published unit, fitting and repair price bands, and what the grant-backed solar and heat pump alternatives actually cost.

Why Maltese geysers die younger

If you arrived from the UK you are probably used to a combi boiler and soft-ish water. Neither applies here. The standard Maltese hot water arrangement is an electric storage geyser, often fed from a roof tank rather than directly off a pressurised main, and the water running through it is very hard.

Qabbad, writing in June 2026, puts typical geyser life in Malta at 8 to 12 years. Two things do the killing. Scale precipitates out of hard water and coats the heating element, which then works harder and hotter to deliver the same tank temperature until it fails. Separately, the sacrificial anode inside the cylinder — a rod designed to corrode so that the steel tank does not — is consumed. Once it is gone, the tank itself starts rusting from the inside, and there is no repair for that. Qabbad's advice is to have the anode checked and replaced rather than waiting for the leak that announces the tank has lost.

That is the single most useful thing to know: an element is a consumable, an anode is a consumable, a tank is not.

The two sources are not describing the same line item in the same way, and it is worth being blunt about that rather than averaging them into a single number. Qabbad separates the appliance from the labour: €150–€400 for the unit, €80–€200 to fit it. Check Your Traders gives €150–€400 for "water heater installation" as one figure in its 2026 plumber price guide. Whether that includes the appliance is not stated. When you take a quote, the useful question is not "how much" but "does that price include the geyser itself, and does it include taking the old one away".

On the Qabbad split, a straightforward like-for-like swap lands somewhere between €230 and €600 all in. Where you sit in that spread is driven by tank size, by whether the existing pipework, isolation valves and electrical supply can be reused, and by how awkward the position is — a geyser tucked into a bathroom ceiling void or sitting on a roof next to the tank is not the same job as one in an open utility area.

Repair or replace

The thresholds are arithmetic plus age.

  • Under about 8 years, single fault, element or thermostat. Repair. At €60–€130 an element is a fraction of a replacement and buys years.
  • Under about 8 years, slow heating or noisy operation. Descale at €80–€150, and ask the plumber to look at the anode while the tank is open. Two jobs, one drain-down.
  • Past 10 years, second fault inside a year. Replace. You are spending repair money on a tank whose corrosion protection has already been used up.
  • Any age, water on the floor from the cylinder body. Replace. A leaking tank is not repairable.
  • Element fails twice in quick succession. Suspect heavy scale. If a descale has not been done, do it — otherwise the next element will go the same way.

The awkward middle case is a nine- or ten-year-old geyser with one failed element. Repairing it is cheap and works. It also means paying a plumber to attend twice inside a couple of years. If you are a landlord with a tenant, or the geyser is somewhere a leak would damage a ceiling, the earlier replacement is usually the cheaper mistake.

Solar: the €1,400 grant

EMS publishes installed prices for solar water heaters in 160 L, 200 L and 300 L sizes, quoted both before and after the grant. Across those three sizes the installed price before the grant runs roughly €2,200–€3,300. The REWS grant is €1,400, so the net cost to you falls to about €800–€1,900 depending on size.

Set against a €230–€600 electric replacement that will itself need doing again in a decade, that is a real decision rather than an obvious one. Solar needs unshaded roof space, a route for the pipework, and a roof that will carry a filled cylinder. In an apartment, the roof is usually common property and the works are bound by the condominium — that consent is your first phone call, not your last. If you are buying in shell form, this is the cheapest moment in the building's life to run the pipework, because nothing is chased in yet.

Heat pump: 50%, capped at €1,000

The alternative grant-backed route is a heat pump water heater, supported at 50% of cost up to €1,000. Heat pumps do not need roof collectors or a sun path, which makes them the more plausible option where the roof is unavailable, shaded or off-limits under condominium rules. What none of the sources publishes is an installed price for one in Malta, so we cannot show you the net figure the way we can for solar.

The paperwork, and the deadline

The REWS 2025 Water Heater Scheme is open until 31 December 2026. Two procedural points decide whether you get the money:

  1. Part A goes in before you purchase. Not before installation — before purchase. People who buy the system first and then apply are the ones who get refused.
  2. A commissioning certificate is required once the system is in and working. That means your installer has to be willing and able to issue one. Agree that before work starts, not after.

Gozo, and getting a comparable quote

Every unit fitted in Gozo has crossed on the ferry, and a solar cylinder is a bulky, heavy item. No source publishes what that adds, but assume delivery is a line on the quote rather than free, and ask.

When comparing quotes, put all bidders on the same scope: appliance included or not, old unit removed or not, new valves and connectors included or not, and — for a grant route — who issues the commissioning certificate. The Check Your Traders 2026 guide is a reasonable sanity check on whether a labour figure is in the normal range before you accept it.

Common questions

How long should a geyser last in Malta?
Qabbad puts typical life at 8–12 years. Maltese mains water is very hard, so scale builds on the element and the tank's sacrificial anode is consumed faster than in soft-water countries. A geyser that has passed ten years and needs a second repair is usually not worth spending on.
Is it cheaper to replace the element than the whole geyser?
Yes, in cash terms. Qabbad gives €60–€130 for an element replacement and €80–€150 for a descale, against €150–€400 for the unit plus €80–€200 to fit it. The question is age: on a young geyser an element is an easy call, on a twelve-year-old one you are repairing a tank that is already corroding from the inside.
How much is a solar water heater after the grant?
EMS lists installed 160 L, 200 L and 300 L solar systems at roughly €2,200–€3,300 before the grant. The REWS grant is €1,400, which leaves about €800–€1,900 to pay depending on the size you choose.
Do I have to apply for the grant before I buy?
Yes. REWS requires Part A of the application to be submitted before purchase, and a commissioning certificate afterwards. Buying first and applying later is the most common way people lose the money. The scheme is open until 31 December 2026.

What we could not establish

  • None of the sources states whether the quoted prices include VAT.
  • No source gives an installed price for a heat pump water heater in Malta, so the 50% / up to €1,000 grant cannot be turned into a net figure here.
  • The sources do not say whether fitting prices include removing and disposing of the old cylinder, or new isolation valves and flexible connectors.
  • Nothing in the sources covers Gozo delivery surcharges, roof access, scaffolding or crane hire for a solar cylinder.
  • No source sets out condominium consent requirements for placing collectors on a shared apartment roof, or minimum mains pressure for a given system.
  • None of the sources establishes a licensing or registration requirement for plumbers in Malta, so there is no public register named here for you to check an installer against.
  • Guarantee and warranty lengths on units and on fitting labour are not published by any of the sources.
