Re-plumbing a Maltese house or flat: the cost

What the published Maltese rates actually say about replacing all the pipework in an older property — the two per-m² figures, the per-bathroom figure, day and hourly rates, and the parts of the job nobody prices.

If you are gutting an older Maltese property, the pipework is usually the first trade in and the last one you see. It also has the widest spread of published prices of anything in the renovation. This page sets out what the four available Maltese sources actually say, in their own numbers, and where they contradict each other.

Two ways the job gets priced

A whole-property re-plumb is quoted either per square metre of floor area or per bathroom. Both appear in Maltese published rates. They are two ways of estimating the same work, not two things to add together.

Per m² suits a shell or a full strip-back, where the contractor is pricing a volume of pipe runs across a floor plate. Per bathroom suits a property where the wet rooms are being redone and the rest of the layout stays. Most renovations sit somewhere in between, which is why you will sometimes be given one figure and sometimes the other.

Per square metre: the two figures, and why they disagree

The Plumbers.mt rate card prices first fix — the pipework in the walls and floors, before anything visible goes on — by specification tier:

The two upper tiers are published as a ±30% range rather than a single number. On the stated figures, that is €32.20–€59.80/m² for Super Luxury and €46.20–€85.80/m² for Ultimate Designer.

Check Your Traders, in a guide dated 1 April 2026, publishes renovation plumbing at €80–120 per m².

These do not agree, and it is worth being blunt about it. On a 100 m² flat:

  • Plumbers.mt Basic first fix: €2,200
  • Plumbers.mt Luxury first fix: €3,000
  • Plumbers.mt Super Luxury first fix: €4,600, or €3,220–€5,980 at ±30%

The honest reading is that the two figures measure different scopes. One is explicitly first fix. The other is labelled "renovation plumbing" and its contents are not broken down. For a three-bathroom townhouse, that is €4,500–€12,000 of bathroom plumbing labour before a single tile or tap is bought. That figure alone usually explains why re-plumb quotes for similar-sized properties come back so far apart: the number of wet rooms matters more than the floor area.

The two hourly ranges differ at the bottom end (€20 against €25) and agree at the top. Malta Service Hub's guide was updated 20/02/2026 and states plainly that its prices are indicative and that you should ask for a direct quote.

Note that no source publishes how many days a whole-house re-plumb takes. The day rate therefore tells you what a crew costs per day, not what your job costs. You cannot build a total from it without a programme from the contractor.

The WC and tap bands are independently corroborated by two sources each, which makes them the most reliable numbers on this page. Appliance connection has no published band at all — the Plumbers.mt rate card records it as a site quote rather than guessing.

What the materials cost

A sense of scale is useful, because the pipe is rarely the expensive part. At a Maltese merchant:

  • PPR PN16, 4 m length, 20 mm: €4.28
  • PPR PN16, 4 m length, 25 mm: €6.40
  • Quarter-turn shut valve, 20 mm: €6.35

A hundred metres of 20 mm PPR is twenty-five lengths, around €107 before fittings. Set that against €25–45 an hour or €80–180 a day and it is clear where a re-plumb budget actually goes: into hours, access and reinstatement, not into plastic.

What moves the price

Malta Service Hub names four drivers: urgency, access in older buildings, fixture quality and scope clarity. Each of these does real work on a re-plumb quote.

Scope clarity is the one you control. A quote against a vague brief carries the contractor's risk premium; a quote against a written room-by-room schedule does not need to.

Honest limits of these figures

Four things a reader reasonably wants, which nobody in Malta publishes:

  1. No apartment-versus-villa split. No source distinguishes a flat from a house, despite the access and riser differences being obvious.
  2. No new-build-versus-renovation split. The €80–120/m² figure is labelled renovation, but there is no published new-build counterpart to compare it with.
  3. No price for strip-out. Removing the old system — chasing, breaking out, carting away — is not costed anywhere.
  4. No price for making good. The plaster, tiling and paint that follow the pipework are absent from every rate above, including the bathroom band, which is labour only.

On a re-plumb those last two are not rounding errors. Budget for them from your builder's quote, and treat every per-m² figure on this page as covering the pipework alone unless the contractor writes otherwise.

Common questions

Why do the two per-square-metre rates for Malta differ by three or four times?
Because they measure different scopes. The Plumbers.mt figure of €22–66/m² is first fix only — the pipework buried in walls and floors, by specification tier.
