Property in Malta is sold in shell form, and the first trade into a shell after the electrician is the plumber: hot and cold runs to every kitchen, bathroom and appliance point, the waste runs to the stack, the second-class supply from the cistern, and the connections for the roof tank and the pump. All of it is buried before the screed and the plaster go down, which is why it is priced per square metre of the property rather than per point.
